In 2007, we contracted with Kenley Inc. to plan and
execute a substantial remodel to our home. We wanted
a large shop built, a circular driveway added, the utility
and bath relocated and reconfigured, and the family room
added on to. Additionally, we were changing all exterior
doors and windows, stuccoing the entire exterior, replacing
the rear deck with Trex, the front deck with concrete and
re-roofing the existing structure. We insisted that the
addition and shop all match the existing house.
Not a simple project Mike was extremely patient with us
during the planning phase, redrawing the utility/bath
several times to meet all of our needs and drawing
everything needed by the contractors and Building
Department.
He went with us to the Building Department to
secure the permits we needed and answered all their
questions and concerns. Once we had all the plans and
permits, he provided us with a detailed cost analysis
showing what we could expect the total cost to be using
allowances for the many items we had yet to select.
Once construction started, Mike was on site as needed
to direct and coordinate the subcontractors and material
suppliers. Each one of his subcontractors proved to be
completely professional and courteous. If there were any
questions we were not prepared to answer, Mike was only
as far away as a phone call and most issues were settled by phone. When required, Mike was
able to get on site in a timely manner to settle whatever issue was pending.
We had agreed to monthly progress billings. At the start of each month, we sat down with
Mike to review the subcontractor billing and his updated cost analysis spreadsheet. He was
always upfront and honest with us and went out of his way to provide documentation and
explanation of the occasional cost overrun that occurred. (These were 95% our material
selection or requested changes and additions.)
Mike made every effort to keep our home secure and clean during construction. As we had
started the project in March, this was important. Mike kept the project moving by checking
progress on a daily basis and scheduling individual trades as it was appropriate. The biggest
problem we had was with the painting contractor which WE hired outside Mike’s contract. We
should have let him handle it and will next time.
The few problems that came up during the course of construction were all answered promptly
and courteously. These guys stand behind their work
Overall we are extremely happy with the services of Kenley Inc. and the many subcontractors
and all the materials he provided. We are glad to recommend him to anyone wishing to have a
professional job done at a market cost.

one priority all the time

tools so it’s easy to share information in any form.
He explains the pros and cons of almost any building material from 1X4 trim to brick mortar.
Some contractors are not willing to share knowledge but Mike is.
We trust Mike’s design, he makes sure that the area will accommodate the intended use. For
example, our nook area is large enough for our dining table and the dining chairs and our mud
room will house both a built-in bench and our front load washer/dryer. The hall is a few inches
wider so the boys have more room to run.
Mike reviews each invoice with us before it gets paid. We like that quality in a Project Manager.
Out at our project site we have met with several of Mike’s regular subcontractors, and they all
have good things to say about him. It’s fun to work with Mike. He has a sense of humor.
